HOW WE WORK
We Offer our Services at No-cost to Landowners
Our process can be summarised as follows.
Step 1 - Covering everything from the initial consultation where we meet to discuss your requirements to assessing your land. Following this meeting, a more detailed and formal in-house assessment takes place with due diligence on development suitability and land appraisal.
Step 2 - Upon successful site feasibility, an offer is made to the landowner and on the basis that an agreement is reached, the legal process commences. The solicitors proceed to the drafting of an option agreement to be entered into by Havenwood Estates and the landowner; costs of which are borne by Havenwood Estates up to the sum of £2,500 plus VAT.
Step 3 - Upon the parties signing the option agreement we then proceed to the preparation of a full, detailed planning application including all necessary documentation and drawings. All associated costs in doing so covered by us. This is a 12-16 week process from the initial planning application to its determination.
Step 4 - Upon the grant of planning permission we then exchange on the option agreement exercising the option to buy the land in question meaning that the landowner will be paid the previously agreed value on the land as per the option agreement.
Step 5 - Upon receipt of funds by the landowner the matter is deemed formally completed and the building works will commence within the timeframe as noted on the planning permission.
Once again, to reassure, all associated costs in obtaining the planning permission are covered by Havenwood Estates with an additional coverage of the landowner’s legal fees up to the sum of £2,500 + VAT.
